1. It Is Priced Too High
This is the number one reason homes do not sell. In the current market, buyers have access to extensive data. They know what similar homes have sold for, and if your price does not match the value they see, they will move on. Overpriced homes attract fewer showings, fewer offers, and ultimately sell for less than properly priced ones.
2. It Needs Work
Buyers today want homes that are move-in ready. If your home has deferred maintenance, outdated fixtures, or visible wear and tear, buyers may assume there are bigger problems hidden underneath. A fresh coat of paint, new hardware, and minor repairs can dramatically change first impressions.
3. The Photos Are Not Good Enough
Most buyers start their search online. If your listing photos are dark, cluttered, or taken with a phone camera, you are losing potential buyers before they ever walk through the door. Professional photography is not optional in today's market.
4. The Marketing Is Weak
Simply putting a home on the MLS is not enough. Effective marketing includes professional photography, compelling descriptions, online advertising, social media promotion, open houses, and outreach to other agents in my network.
5. It Has Been on the Market Too Long
The first few weeks a home is on the market are the most critical. If it does not generate interest quickly, it can become "stale." Buyers wonder what is wrong with it. Sometimes the best move is to take it off the market, make some changes, and relaunch it fresh.
