FSBO: What You Need to Know Before Going It Alone

Selling your home on your own, or "For Sale By Owner" (FSBO), can seem like a smart way to save on commission. And for some sellers, it can work. But I want to make sure you go in with your eyes open. I wrote a book on this topic called "Selling Your Home Alone" because I have seen too many FSBO sellers make costly mistakes.

The Real Cost of FSBO

Studies consistently show that homes sold without an agent typically sell for less than those represented by a professional. The National Association of Realtors reports that the median sale price for agent-assisted homes is significantly higher than FSBO sales. The commission you save may be more than offset by a lower sale price.

Common FSBO Mistakes

Overpricing the Home

Without access to comparable sales data and market analysis, FSBO sellers often price their homes based on what they think they need rather than what the market will bear. Overpricing leads to fewer showings, fewer offers, and eventually, price reductions.

Poor Marketing

A "For Sale" sign in the yard and a listing on Zillow is not a marketing strategy. Professional photography, compelling descriptions, online advertising, open houses, and agent networking are what sell homes quickly and for top dollar.

Legal Pitfalls

Real estate transactions involve complex contracts, disclosure requirements, and legal obligations. In California, there are extensive mandatory disclosures. Missing or incorrect disclosures can lead to lawsuits even after the sale is complete.

Negotiation Challenges

When you are selling on your own, you are negotiating directly with the buyer or their agent. Without a professional advocate, it is easy to leave money on the table or agree to terms that are not in your best interest.

Time and Stress

Selling a home is a full-time job. Between showings, open houses, phone calls, paperwork, inspections, and negotiations, FSBO sellers often find themselves overwhelmed. An agent handles all of this so you can focus on your life.

If You Still Want to Go FSBO

If you have decided to sell on your own, I respect that decision. Here are my recommendations: price your home based on comparable sales, invest in professional photography, get a pre-listing inspection, have a real estate attorney review your contracts, and be prepared for the time commitment involved.
